The Statenkwartier is one of the most popular neighbourhoods among internationals in The Hague. Between the Scheveningse Bosjes, the sea and the city, its streets are lined with townhouses and apartment buildings from the late 19th and early 20th century, many with beautiful Art Nouveau details.
Homes in the Statenkwartier
Most homes are townhouses (herenhuizen) or upper and lower apartments (boven- en benedenwoningen) in brick buildings of three or four storeys. Inside you often find high ceilings, plaster cornices, panelled doors, fireplaces and tiled hallways. Behind the facade, many homes have been split into apartments over the years, each with its own owner and a shared VvE.
Typical projects
- Full renovations after purchase: new installations, insulation, kitchen and bathroom, while keeping the period details. See full renovation.
- New bathrooms in upstairs apartments, often on timber floors that need to be checked and stiffened first. See bathroom and toilet renovation.
- Window frames in the original style, with better glass for warmth and less noise.
- Painting of facades and woodwork, which suffer from wind and salt air so close to the coast.
Things to know
- Facade rules: in this neighbourhood the appearance of the street is valued, and parts may fall under protected status. Changes to the front facade, such as new frames, dormers or colours, can require a permit. Check your address in the Omgevingsloket.
- VvE: many buildings are divided into apartments. Work on the facade, roof, frames or shared pipes needs VvE approval. Read VvE approval for renovations.
- Parking and access: parking is paid and spaces are scarce. For a skip or scaffold on the street you may need permission from the municipality. We arrange this as part of the planning.
- Coastal climate: the sea air means exterior paint, wood and zinc gutters age faster than inland.
Renovating a period home here
The charm of the Statenkwartier is in the details. A good renovation keeps the cornices, doors and stained glass and adds modern comfort: insulation, a new heating system and good lighting. Read renovating a pre-war home in The Hague for what to expect.
Frequently asked questions about Statenkwartier
Do you work in the Statenkwartier?
Yes. We renovate townhouses and apartments throughout the Statenkwartier, from the streets around the Frederik Hendriklaan to the area near the Kunstmuseum.
Can I replace the window frames of my home in the Statenkwartier?
Usually yes, but in this neighbourhood the look of the front facade matters. If your building has protected status or the new frames look different, a permit may be needed. In apartment buildings the VvE also has to agree.
My apartment is on an upper floor. Is that a problem?
No. We are used to working in upstairs apartments with steep Dutch stairs. Materials are carried up or lifted in, and we plan the work to limit disturbance for the neighbours.
